An apartment factory is a collection of factories placed in a multi-storied building accommodating a number of factories according to the laws on industrial placement and factory foundation. This type of building is to arrive in Gumi.
On the 20th, an investment inducement session regarding an apartment factory to be built in Gumi was held in the auditorium on the 1st floor of the Gumi Chamber of Commerce and Industry building. The building is to be built on the opposite side of Suncheonhyang Hospital in Gongdan-dong as a means of replacing the declining industries that have lost competitiveness with new state-of-the-art business types by attracting materials, ination, and R&D industries and by operating the building as a venture landmark of Gumi City.
In addition, the building will have a sauna and a gym in the basement; a cafeteria, convenience store, stationery shop, computer shop, coffee place, large fast food store, bank, and food court with Korean/Chinese/Japanese restaurants on the first floor. Karaoke, a PC room, billiards hall, clinics, legal services, and academies will be located on the 2nd floor.
From the 3rd to 9th floors, factories of state-of-the-art manufacturers such as electronics, semiconductors, and precision electronics, as well as IT businesses, will be placed. On the 10th floor, R&D businesses will be positioned along with a sky lounge with a quality restaurant commanding a fine view.
Its total selling price is estimated to reach nearly 80 billion won. The cost of construction is to reach 2.5 million won per pyeong (total cost of construction is expected to reach 40 billion won). The sales commissions will be about 4 % compared to the selling price (3 billion won). The estimated selling price per pyeong for the 1st floor is 11 million won; that for the basement and the 2nd floor 5 million won/pyeong; and that for factories and offices on the 3rd to 10th floor about 3.5million won/pyeong.
Mr. Kim Seok Ho, a er province assemblyman, who is in charge of building the apartment factory in Gumi, said, Apartment factories have lots of advantages. Most of all, modernization of working and welfare environment, production cost cut, remarkably lower selling prices compared to surrounding commercial blocs, no risks, minimum maintenance charges, and grants for residents.
The building will be constructed by Halla Construction Company and developed by A-One Urban Development Company. Funding management will be carried out by Asia Trust. A model building will soon be built by the Industrial Bank in Songjeong-dong.
